Let-Only Service — SLM Fees: 8% (excl. VAT)
Promotional Materials: Production and distribution of high-quality promotional materials to showcase your property.
Online Advertising: Your property will be listed on leading property websites, including Zoopla and OnTheMarket.
Tenant Screening: We complete a comprehensive background reference check on all prospective tenants for a fee of £75 per tenant.
Accompanied Viewings: Benefit from our accompanied viewing service to meet potential tenants.
To-Let Board: A To-Let board is provided to increase visibility and attract potential tenants.
Tenancy Agreement: Production of an appropriate Tenancy Agreement and other associated documents for £75.
Property Check-In/Out: At the beginning and end of the tenancy, we offer a property check-in and check-out service for £50 each.
Compliance Services: Organization of mandatory certificates such as Energy Performance Certificate (EPC) for £65, Electrical Installation Condition Report (EICR) for £175, and Gas Safety Check for £85.
Fully Managed Service — SLM Fees: 10% (excl. VAT)
All Let-Only Services Included
Detailed Invoicing: Receive detailed invoices on a monthly basis for full transparency.
Rent Collection: Pro-active collection of rent to ensure timely payments.
Property Maintenance: Organization and management of any essential repair work to your property, with your consent.
Utilities Management: Taking meter readings and transferring utilities at the changeover of tenants.
Eviction Proceedings: In the unlikely event of eviction, we assist you legally and offer a Rent Protection Scheme and Legal Expenses Insurance.
Property Inspections: Three inspections with video/photo recording per year to ensure the property is in good condition (£75 per inspection).
Inclusive Services: Tenancy Agreement production, Property Check-In, and Property Check-Out are all included in this package.
- EPC, EICR, and Gas Safety Check are mandatory by UK law and must be kept updated.
